Who we are

The Damp & Mould Company is a trading name of Orchards Investments Ltd and forms part of the wider Orchards Group, an established property services organisation with decades of experience in property maintenance, new build and developments, residential property management and PPM contracts for block freeholders.

Through our group companies, we are directly involved in the management and maintenance of hundreds of residential properties across Bedfordshire and the surrounding areas. This active portfolio involvement provides ongoing exposure to building performance issues, tenant-reported concerns and statutory compliance obligations. Our assessments are grounded in the practical realities of managing housing stock at scale.

Our sister company, In House Repairs, delivers both reactive and planned maintenance services. Working alongside qualified trades and specialist contractors, we understand construction methods, common defects and appropriate remedial approaches. This operational experience informs our inspection process and ensures recommendations are proportionate, evidence-based and practical.

The Damp & Mould Company was established to provide structured, professional damp and mould inspections, supported by clear written reporting suitable for landlords, insurers and housing providers.

Our inspections consider:

  • Building fabric and construction type

  • Heating systems and thermal performance

  • Moisture sources and occupancy patterns

  • External defects and potential water ingress

Reports are prepared with reference to the Housing Health and Safety Rating System (HHSRS) and current landlord obligations under the Landlord and Tenant Act 1985, the Homes (Fitness for Human Habitation) Act 2018 and the forthcoming implementation of Awaab’s Law.

Our role is to identify likely causes, distinguish between condensation-related mould and structural dampness, and provide clear, practical recommendations. This service is an inspection and reporting process only and does not constitute a structural or full building survey.
